Major Project Alert #1: 19-story, 288 Hotel and Timeshare Suites
This proposed development will add 288 hotel and timeshare suite units and 390 new apartments on three parcels, 9U - currently a wetland; FF - a public parking lot and 10 - Neptune apartments currently with 136 units. The project consists of:
- 19-story Woodfin Suite Hotel Timeshare Resort, 288 hotel and timeshare suite units and accessory uses
- 6-story parking structure with 360 spaces
- rooftop heliport
- Neptune Marina Apartments & Anchorage, existing 136-units to be demolished to make way for 400 new apartments (Lot 10)
- 126 new apartment units built on public parking lot FF.
- Existing 198-slip marina will be demolished in favor of a new 174-slip anchorage.

It may be the usual deception but the public needs to see a site plan showing the layouts of the various proposed buildings on parcels 9U, 10 and FF. The parcel plans are not sufficient to show how buildings relate to streets and other adjacent properties. As part of this plan there should be landscaping and public pedestrian access and vehicular access to and from the project sites. Of course, this sort of land plan documentation is what is needed for all MDR projects in the Master Plan (which does not seem to exist other than as an obscure model on the wall in the Community Room) to show cumulative effects and interfaces that should produce a cohesive and workable community plan rather than an isolated plan that may create serious negative impact to its neighbors and the community at large. It would be useful if the model could be made available for showing at the downtown meeting.

UPDATE: The Regional Planning Commission decided it needs to see for itself some of the impacts of new development here in MdR before deciding on these two projects. It will schedule the next hearing in Marina del Rey on a SATURDAY during the day. Prior to the meeting there will be a tour of parts of Marina del Rey, which the public will also be welcome to attend (project locations and perhaps also the Esprit I development on Marquesas Way),. Look for more information on this in early December.
